Indio home sales jump 12% year-over-year amid drop in prices and lower than average sales in the rest of the valley
Indio sales volume jumped year-over-year amid price drops, even as homes in the city are averaging nearly two months on the market.

According to the latest Greater Palm Springs Realtors (GPSR) Desert Housing Report, the median price for an average-sized detached home in Indio fell 5.3% to $618,300 compared to the year before while attached home prices fell more than 15% to $275,900. The city had the second biggest percentage drop off year-over-year in both the attached and detached markets.
All valley cities except for Coachella saw decreases in home prices year over year, and only Indian Wells saw an average price increase in the attached home market.
The median price of an average-sized detached home in the Coachella Valley last month was $675,000, a decrease of 3.6% compared to last year. Attached home prices were up 2.1% to $490,000.
Indio recorded 99 sales during the three-month period ending in May, an increase of 11 homes compared to 2025. Palm Desert and Palm Springs saw the highest volume of sales and valley-wide, sales are down about 19% below average.
The report measured the valley’s housing inventory divided by recent sales, and determined that the housing market is moving into a more balanced market, not favoring either buyers or sellers.
Indio’s inventory of housing units also shrank compared to last year, with 397 homes on the market at the start of this month compared to 454 last year. Valley-wide, inventory is down 8% year-over-year to 3,358 units.
Compared to other valley cities, homes in Indio are taking longer to sell than anywhere else. The average home took 59 days to sell compared to 47 last year. In Coachella homes are selling in an average of 24 days, almost 60% faster than Indio.
