Wellness studio to join Indio’s downtown revitalization with Smurr Street lease
Nexus Breath plans to bring yoga, mat pilates, and sound therapy to the city’s downtown core.

The Indio City Council approved a lease agreement on Wednesday to bring a wellness and community studio to a city-owned building in the downtown core. The proposal from Nexus Breath LLC seeks to occupy a 1,400-square-foot space at 45149 Smurr Street Suite A.
The studio, owned by certified breathwork instructor and yogi Jorge Ramirez, will offer services including yoga, mat pilates, sound therapy, and community gatherings. Under the terms of the three-year agreement, the tenant will pay a monthly rent of $700 for the 1,400 square foot space and is required to remain open at least six days a week.
To assist with the launch of the new business, the city plans to provide a $17,500 tenant improvement allowance from its general fund to cover design and construction costs. The location places the studio near several recent landmarks of downtown growth, including the new library and city hall, and is situated next to Everbloom Coffee’s downtown location.
Economic development officials noted that the addition of the studio is consistent with the Downtown Specific Plan, which aims to transform the area into a pedestrian-oriented destination. The project joins 18 others currently planned or under construction in a downtown area that has seen more than $200 million in combined public and private investment.
